About the Site

Future Desired Uses & Development

With easy access to Lake River and beautiful views to the south, west and north, the 21 acres that make up the Center and South sites are at the heart of future placemaking and mixed-use development opportunities. They are Port-owned, accessible, flat, served by the existing Pioneer Street Overpass, roadways, utilities, and zoned for mixed-use development. A future Waterfront Park lies immediately to the west of the 21 acres, and the master planning process for that land is currently underway. The North site is also a key part of the Port’s development vision, however, better access to the site, and utility connections will need to be built before it can be developed.

Through community engagement activities and a 2023 Feasibility Study, future land uses for the Waterfront were explored and ranked as Desirable, Acceptable, and Undesirable.

The ideal development team will have the expertise and capacity to plan, design, permit, finance, build, and operate a vibrant mix of the Port’s desirable and acceptable uses.

The Ridgefield Waterfront site is within the Waterfront Mixed Use (WMU) zone, (RMC 18.235.030) which is a broad, flexible zone that permits the types of uses that the Port and Ridgefield community want to see in the future. It is intended to encourage multiple uses while providing an environment for public access and enjoyment. The existing zoning and other regulations may need to be refined or modified in order to deliver the best possible project, therefore the future developer will be expected to work with the Port and City to execute a Development Agreement if certain aspects of the current zoning need to be modified.
